Selling Property in Portugal
When one wishes to sell a property in the country of Portugal, most of the work throughout the process is done by the lawyers of the one who is purchasing the property. When one wishes to sell a property in the country of Portugal it is not mandatory that they hire a lawyer, albeit it is advisable.
The first step to take is to list the property one wishes to sell with their selling agent. The seller will need to make sure that all their documents are up to date, and / or that any alterations that have been made to the relevant documents have also been registered with the municipality.
The documents that PropertyLisbon requires the seller provide to us in order for us to list their property in our portfolio are as follows –
– Certidao De Registo Predial – The Land Registry Certificate;
– Certidao Das Financas or Canderneta Predial – The Tax Card/Certificate;
– Licenca De Utilizacao or Declaration if prior to 1951 – The Habitation License;
– Certificado Energetico – Compulsory for all properties for sale since 2013 – The Energy Certificate;
– ID’s and Fiscal Numbers of Proprietors – The passport or ID card and Portuguese Tax number;
– Ficha Tecnica for all properties built after 2004.
In addition to these documents, an agent of ours will also take pictures of and writhe the description for the property that is being sold, and they will upload it to our website. When this happens, all the seller has to do is sit back, relax, and leave the rest to us.
