freshly renovated 2-bedroom 2-bathroom apartment located on the first level of a character building on Calçada Santo André in the Graça district by the Castle.
The charming Pombalino building dating back to 1869 and is very conveniently located by numerous transport links (bus and tram) including the metro (Martim Moniz) which is literally down the road (100 m away). In fact if you read through the Guest Book of this apartment that has been on the short-term rental market for over 13 years, you will understand that this – very convenient location – is one of the most appreciated aspects highlighted by guests who have stayed in the apartment.
The apartment which is roughly 70,00 m2 in size (living area) plus a 5,00 m2 private patio, has just been renovated and furnished to a very high standard… so it is ready for rentals again (reservations were suspended during the recent renovation of the property).
In terms of the renovation works, everything in the apartment is NEW, including the double-glazed windows which you witness have superb acoustic insulation. In fact, we referred to it as the “tram” apartment because you could see the tram going past but you could not hear it when the windows were close… remember? I eventually found the tram stop, which is literally in front of the apartment and actually took a photograph of it while laughing about it (it is attached to the electrical cables overhead and we were looking for the stop on the street!).
The apartment comprises a large sunny living room with tall windows, which afford the apartment immense natural light, a fully equipped kitchen, 2 generous bedrooms, 2 bathrooms with walk-in showers and a private patio at the back of the apartment. One of the bedroom faces the cobblestone street below and has the same tall windows and French balcony as the living room… all with incredible natural light. The kitchen, with its natural stone working surfaces, is fully equipped with all the necessary appliances and is also very bright, as the original crossbeam structure was exposed to allow natural light to flow into the kitchen too. The bathrooms have a more contemporary finish and are very generous in size for a rental apartment.
In terms of the rental potential, you can realistically expect an average daily rate of 140.00 € per night and a conservative occupancy rate of 85,00% per annum (it is higher and has a track-record).
This translates to a annual gross income of 43.435 € or 12,41% rental yield. If we consider 30,00% for property management and rental costs, then the net rental yield is 8,69% per annum, which is far better than any bank in Europe
