Portugal Golden Visa Program
Golden Visa Portugal through Property Investment
Launched in 2012, the investor visa program has been actively promoted internationally by the Portuguese government, and has become one of the most popular programs in Europe, attracting investors with its flexibility and many benefits. An investment of €500,000 (or €350,000 reduced option) in Portugese property will provide the investor with an opportunity for residency of the investor and their family, including dependent and children. Provided the applicant spends at least two weeks in Portugal for each two year period, the Golden Visa can be renewed.
Permanent Residency and Citizenship
Five years after the invesment is made, the investor and their family may apply for permanent residency. Six years after the investment they may apply for citizenship. Citizenship may be granted even if the applicant does not reside in the country. Demonstrable ties to Portugal and basic proficiency in Portuguese are still required for an applicant and their family to obtain full citizenship.
Property Investment in Portugal
A few examples of Portugal’s property investment options for residency and citizenship investment in the country:
Despite suffering a credit crisis in 2015, and low prices(typically 20%-30% below their peak), the property market in Portugal, like many southern European countries, is facing a clear turn in the market, and property above the €500,000 investment visa limit is experiencing huge demand, particularly in Lisbon. Advice is recommended for serious buyers, as there are clear distinctions between typical vacation homes on the coast in Portugal and city properties like those in Lisbon, particularly with regard to market demand for property types and on-going rental or lifestyle options for the investor.s The investors buying into the property market in Portugal for the Golden Visa now have excellent prospects for capital gain in future years.
Reduced €350,000 Investment Option
It is possible to obtain Golden Visa on a reduced investment of at least €350,000, provided that the investment is approved by SEF, and made in property that is to be renovated. As in all business ventures, sound project advice and compentent legal council, are necessary prerequisites to making an investment.
