I am referring to the fully operational 9-unit guest house, just off Avenida da Liberdade

The renovated guest house was created by joining 2 apartments on the same level (3rd floor) which occupy a total footprint of 252,00 m2, which is roughly the same size as the unique rooftop terrace, which offers excellent panoramic views over Lisbon and outdoor activities for guests.

The guest house comprises 9 suites and a dining room, with a kitchenette, where breakfast is normally served in the morning (winter months). Guests may use the kitchenette area to prepare their own meals or heat up food if they like. There is another kitchen on the rooftop terrace which is used for special functions and to prepare breakfast in the summer. The terrace is fully decked and equipped with umbrellas, pergola, awnings, shower, loungers and a bar with dining tables and chairs. There a total of 11 bathrooms (9 en-suite bathrooms and 2 service bathrooms). All the rooms have en-suite bathrooms and air-conditioning. Some have balconies but all are very sunny and beautifully decorated.

I have attached a few photographs of the guest house and the existing floorplan,The asking price is 1.600.000 € and the current owners can stay on (rental agreement) to manage the property for you and will offer you a guaranteed yield of 6,00% per annum for 5 years. The rental guarantee is not mandatory. You may choose the manage the guest house yourself.

This yield can be increased by a further 5.000 € per annum if you choose to continue managing the 5 suites of the 2nd level which have also been renovated and belong to a Chinese investor. The current agreement foresees that the you can charge 40,00% of the rental income in exchange for managing the suites which belong to a 3rd party.

Besides the additional income, these 5 extra suites will increase your operational capacity to 14 suites… and there is still the possibility of securing a further 4 suites on the same level (2nd level left apartment) once the property has been vacated (currently tenanted) and, also, converted into suites. This would increase your operational capacity to 19-suites (9 of your own and 10 belonging to third parties which you would manage) and boost your revenue even further (roughly and additional 4.000 € – 5.000 €)!
